Feed guide for CRM providers
If your CRM sends listings to Rightmove, it can send them to us with very little change.
We accept Rightmove's Real Time Data Feed (RTDF, spec v1.4.1) as JSON, and BLM v3 files uploaded by the agent. Field names, codes and responses follow Rightmove's specifications. This page covers where we differ. Agents start at List with us.
Authentication
Rightmove uses client certificates. We use a key per agency instead: the agent creates one under CRM import in their dashboard and gives it to you. Send it on every call as Authorization: Bearer kcf_..., or as an X-Feed-Key header if your system can only set custom headers. The key decides which agency the listings belong to; network_id and branch_id are accepted and echoed back, but not checked. Agents can revoke a key at any time.

How listings are handled
- Drafts first. A property is saved even when it can't be live yet, and the warnings say what's missing. It goes live on a later send once it's complete, or when the agent fills the gap in their dashboard.
- EPC rating. RTDF and BLM don't carry the rating as a field, but UK listings must show it, so agents add it once on each listing. Later sends keep it.
- Fields you don't send are kept. Anything the formats can't carry (EPC, building safety, the agent's own headline) survives a resend.
- Borough only. Postcodes outside the Royal Borough of Kensington and Chelsea are rejected with
postcode_outside. - Residential lettings take one fixed rent: price qualifiers are dropped (Renters' Rights Act) and weekly rents are converted to monthly. Deposits above the Tenant Fees Act cap are left out, which keeps the listing as a draft.
- Commercial listings are recognised from the commercial property types,
let_type4 orcomm_use_class. Old use classes are translated to the current ones where that's unambiguous. - Status.
published: falsetakes a live listing off the market. RemoveProperty with reason 7 (sold by us) or 12 (let by us) marks it sold or let; other reasons withdraw it.
Media
- We download media from your URLs: public http or https hosts on ports 80 or 443, up to 10 MB each, as JPEG, PNG or WebP (PDF too for floorplans, brochures and EPCs). Up to 80 files per listing.
- Media types 1 (image), 2 (floorplan), 3 (brochure), 6 and 7 (EPC) are imported. Virtual and audio tours are skipped for now.
- A URL we already hold isn't fetched again unless its
media_update_datechanges. URLs left out of a send are removed, as on Rightmove.
BLM files
Agents upload a .blm file, or a .zip of the file with its images (up to 50 MB), under CRM import in their dashboard. We read the separators from the header, so any EOF and EOR characters work. Media columns can hold file names from the zip or full URLs. Images 60 and up, and documents 50 and up, are treated as EPCs. The agent can mark an upload as complete, which takes listings missing from it off the market.
Testing
Ask an agency you work with to create a key, then send a property with published: false: it's saved as a draft that only the agency can see, and their CRM import page shows the result of every call. For help, email hello@kensingtonandchelsea.london.
